Businesses in another EU country with a VAT ID confirmed at checkout, and advertisers based outside the EU, receive the invoice without German VAT, and the amount paid stays the same. A VAT ID sent only after checkout means the invoice has to be canceled and reissued. Every payment gets an invoice.

Questions about selling in Sicily
What do I pay, and when, to advertise my house in Sicily?
With the promo code START2026, a sale listing in Sicily is free until December 31, 2026; the regular price is €89.00. The code does not apply to the Agency Year, which costs €490.00. There is no commission and there are no other fees.
What if my house is still unsold after 180 days?
The listing stops being shown after 180 days and does not renew on its own. If the house is still for sale, you can publish a new listing with the details you already saved, whenever you decide.
Can I sell my Sicilian property while living abroad?
Yes. You register, build the listing, pay and receive inquiries online, and buyers reach you through the contact form on the listing. Terra Mia Immobiliare does not organize viewings, so any viewing is arranged directly between you and the buyer.
Will I get an invoice when I pay?
Yes, every payment gets an invoice. It shows the price with 19% German VAT included, unless you are an advertiser based outside the EU or a business in another EU country with a VAT ID confirmed at checkout. Then it is issued without German VAT, for the same amount.
How do buyer inquiries reach me?
Buyers use the contact form on your Sicily listing, and the message goes straight to you with nobody in between. The sender receives an email confirming that it was received.
